Home Renovation Website Design in Thornhill
I build websites for home renovation companies and general contractors working in Thornhill — kitchens, bathrooms, basements, additions and whole-home projects. The reference build for this trade is a Thornhill renovation company's site I designed and hand-coded: a premium dark layout, interactive before/after sliders on real transformations, a page for every service, and a free-consultation form on each one. Thornhill is split down Yonge Street between two cities, and a homeowner near that line wants to know you pull permits on their side of it.
The one element a renovation site cannot fake. A before-and-after only works when both frames are the same room from the same spot. Get the second photo from a different corner and the visitor stops reading the page and starts wondering what is being hidden.
Short answer
Lead Web Studio builds websites for home renovation companies and general contractors in Thornhill — hand-coded, mobile-first, with before/after galleries, a page per service and a consultation form that books estimates. A build is $899–$2,999 one-time and goes live in 5–7 days once the project photos and content are ready. Thornhill sits in two municipalities, so the site says plainly which side of Yonge Street you work on.
What does a home renovation website have to prove before someone books an estimate?
Three things: that you have finished work like theirs close by, that you will say something honest about what drives the price, and that a real person answers. A renovation is decided over weeks, so the site gets read three or four times before anyone calls — usually by two people, on two different devices.
That reading pattern is what most contractor sites are not built for. They are built for the first visit: a hero photo, a services list, a form. The second and third visits are where the job is won or lost, because by then the homeowner is comparing you against two other companies and looking for the specific thing that separates you — a project in their neighbourhood, a written scope, an explanation of why one kitchen costs what another does not. If none of that is on the page, the comparison comes down to whoever picks up the phone first.
Price anxiety is the real obstacle in this trade, not design taste. A renovation site that refuses to indicate any range gets fewer and worse enquiries than one that explains what drives cost. Being straight about it filters out the people who were never going to proceed and warms up the ones who were.
Renovation Work Homeowners Search For in Thornhill
Every one of these is a different decision with a different worry attached. One "Services" page cannot answer six of them.
| Project | What the homeowner is actually deciding | Page I'd build |
|---|---|---|
| Kitchen renovation | Whether the layout can change at all, and what a full gut costs against new doors and counters | A kitchen page with before/after pairs, a plain list of what a full kitchen includes, and close-up photos of finished cabinetry and trim |
| Bathroom renovation | Whether one bathroom can be done while the family still lives in the house | A bathroom page that answers access, dust control and how many days the room is out of use |
| Basement finishing | Ceiling height, moisture, and what the city expects to see on paper | A basement page that separates a finished rec room from anything adding a bedroom or a separate entrance, because a second unit brings its own approvals |
| Whole-home renovation | Whether you are big enough to run a six-week site without disappearing halfway through | A project page per completed home, with the scope written out — not a gallery of unlabelled rooms |
| Condo unit renovation | Whether you work inside a building's rules at all | A condo page saying which buildings you have worked in and what a corporation usually asks for before work starts |
| Addition or rear extension | Drawings, zoning and how long approvals take before anyone swings a hammer | A page that walks through the approval stage honestly, so the enquiry arrives with realistic expectations |
Built for a Renovation Company, Not a Template
Art Style Construction delivers high-end home renovations out of Thornhill — kitchens, bathrooms, condos and complete home transformations — and the site had to match the standard of the finished work rather than undercut it. I designed and hand-coded it: a dark layout with warm gold accents that sets the tone before a word is read, interactive before/after sliders on real transformations, a dedicated page for every renovation service, and one clear next step at the end of each — a free on-site consultation.
Which City Issues the Permit Depends on Which Side of Yonge Street You're On
Thornhill is one place in two municipalities. Yonge Street is the dividing line: the west side is in Vaughan, the east side is in Markham, and a building permit application goes to the city the property sits in. A homeowner three streets from that line does not know which department their job goes to — and a site that answers it in one sentence reads like a company that has filed the paperwork before.
City of Vaughan
Permits, zoning review and inspections for the Vaughan half of Thornhill are handled by Vaughan's building department. If most of your finished work sits west of Yonge, say that on the page rather than leaving a homeowner to guess.
City of Markham
Everything east of Yonge — German Mills, Bayview Glen and the streets running toward Bayview and Leslie — goes to Markham instead. Same trade, same street, different application, different timelines to quote a homeowner.
And a third layer in the old core. Thornhill's historic core is a designated heritage conservation district. Markham states the requirement plainly: owners of all properties in a heritage conservation district must obtain approval for exterior alterations, new construction or demolition through a Minor or Major Heritage Permit application — that sits on top of the building permit, not instead of it.
If you take work on those streets, put it on the site. An owner who needs a heritage permit is specifically looking for a contractor who has already been through one. Source: City of Markham — heritage districts.
What Actually Moves a Renovation Number
You do not have to publish a price. You do have to explain what changes it. These five drivers are what I build into a "what affects your quote" section, so the enquiries that arrive already understand why one kitchen is not the other.
Scope & structure. Moving a wall, a beam or a staircase changes the trade list and the drawings, not just the hours. It is the first question worth asking on the form.
Finishes & fixtures. The same kitchen footprint can land in two very different places on cabinetry, counters and tile alone — which is why a single quoted number without a scope means nothing to compare.
Mechanical & electrical. An older house may need panel, duct or plumbing work before any finish work starts. Saying so on the page is what separates a quote from a guess.
Permits & drawings. Anything structural, and anything inside the heritage district, adds a review stage before the first day on site.
Schedule & access. A condo with a booked service elevator, or a family living upstairs through the work, is a different job from an empty house — and the site should say which ones you take.
Service Pages, a Gallery, and One Way to Book
Behind the homepage the structure does the work: dedicated pages for kitchens, bathrooms, condos and handyman jobs, a project gallery built on real job-site photography rather than stock, reviews and trust signals up front instead of buried, and a free-consultation form on every page with click-to-call beside it and a 24-hour reply promise attached to it. Mobile-first, fast on a phone in a driveway, hand-coded with no template and no page builder.

What a Homeowner Checks Before They Call
| What they check | How it usually appears | What I build instead |
|---|---|---|
| Have you done work like mine, near me | A mixed gallery with no captions | Project pages naming the neighbourhood and the scope, with before/after pairs from the same spot |
| What is this going to cost | No number and no explanation anywhere | A "what affects your quote" section, and a starting range if you are willing to give one |
| Who is accountable if it goes wrong | A logo strip | A page stating what you carry, who signs the contract and what the warranty covers |
| How long is my house a construction site | Nothing at all | A stage-by-stage outline of a typical project at that size, written in days and weeks |
| Can I reach a person today | A contact form only | Click-to-call in the header, the form on every page, and a stated reply time you actually keep |
| Are the reviews real | Screenshots pasted in as images | Reviews marked up so search engines can read them, linked back to the profile they came from |

"A renovation is considered for months. People come back three or four times before they call, often from different devices and usually with a partner — so I build for the second visit, not just the first." — Liubomyr Lukaniuk, on building renovation websites in Thornhill
Thornhill's Housing Stock Decides What Your Site Should Say
Most of the work here is renovation rather than new build, because most of the houses are already standing. Around Royal Orchard Park the streets are mature and tree-lined with lots wide enough to make an addition or a rear extension realistic — which is a different enquiry from a kitchen, and deserves its own page rather than a line in a list.
East of Yonge, German Mills runs toward Leslie and Bayview Glen toward Bayview. If your finished projects are on those streets, name them on the page. "Serving the GTA" is not what anyone types into Google, and it costs you the one search where you would have been the obvious answer.
North of Highway 407, between Bathurst and Dufferin, the Thornhill Woods subdivisions are newer stock. The jobs there read differently — basement finishing, kitchen updates, backyard work — so the page a family in Thornhill Woods needs is not the page a gut-renovation buyer near the old core needs. Along the Yonge corridor toward Steeles, condo unit renovations run on the corporation's rules instead: approval before work starts, a booked service elevator, and paperwork the property manager wants on file. Say on the site whether you take condo work at all — it is the first thing a condo owner needs to know before they bother writing to you.
Then there is the historic core itself, where the heritage permit sits on top of everything else. That is a small, specific market, and it is reachable with one honest page about what working on a designated property actually involves.

Renovation Website FAQ, Thornhill
What should a home renovation company's website include?+
A page for every service you sell rather than one Services list, before-and-after pairs shot from the same spot, project pages that name the neighbourhood and the scope, a section explaining what moves the price, proof of insurance and written contracts, and a consultation form on every page with click-to-call beside it.
Should a renovation website show prices?+
Not necessarily exact prices, but something. Renovation buyers who see no indication of cost anywhere usually leave rather than enquire. Explaining what drives the number gets you fewer wasted calls and more serious ones. Decide what you are comfortable publishing and I will build that section around it.
Do you build for contractors on both the Vaughan and Markham sides of Thornhill?+
Yes, and the split matters to your customers more than it does to me. Yonge Street divides Thornhill: the west side is in Vaughan and the east side is in Markham, so a building permit application goes to the city the property sits in. The site should say which municipalities you work in, and the project pages should name the neighbourhoods. See also Vaughan web design and Markham web design.
Do renovation contractors in Ontario need a licence?+
Ontario licenses new home builders and vendors through the Home Construction Regulatory Authority, and Tarion's warranty covers new homes rather than renovations to a house someone already lives in. A renovation-only contractor generally sits outside both regimes. That is exactly why the proof on your own site carries more weight in this trade than in a licensed one.
What does a renovation company website cost in Thornhill?+
$899 one-time up to 10 pages, $1,499 for a larger site with individual service and project pages, $2,999 where estimators or client portals are involved. One payment, fixed in writing before I start, and about 5 to 7 days once the project photos and content are ready. See my website design packages.
